Remedies for legacy contaminated sites can often incorporate typical redevelopment features as engineering controls or "caps" with minimal added expense. However, this requires a thorough understanding of site contaminants of concern, their distribution and pre-development planning and collaboration with contractors experienced with Brownfield redevelopment. The above example illustrates a Brownfield site that utilized a mix of contaminant consolidation (creating a clean zone), while using site redevelopment infrastructure as caps in other areas to mitigate human and ecological exposure. "Caps" included areas of parking lots, certified clean fill, landscape areas, turf fields, building slabs and fencing.
Historic aerial photographs and chronological timelines of land use are critical tools for evaluating areas of former operations and potential impacts. These considerations are a critical part of redevelopment planning to dovetail remediation efforts with development plans and create a cost-effective plan for satisfying regulatory obligations and beneficial property reuse. One example of this was georeferencing (GIS) sequential historic aerials and defining areas of disturbance through time to identify potential areas of concern. Test pits and samples were then advanced/collected to describe the soil and fill encountered to understand thickness and soil quality. This information provided critical to guide subsequent redevelopment.
